Academy family housing in Pine Valley and Douglass Valley runs to mid-century construction with later renovations: masonry, stucco, and painted wood trim. Those elevations face west into the Rampart Range, which means afternoon sun year-round plus downslope wind that carries grit. House painting and stucco painting on west walls need a coating rated for that UV, applied at two coats minimum.

The Academy sits directly in the Front Range downslope wind corridor. Gusts strip loose paint, sandblast south and west stucco, and force water into any open crack during a driving storm. Stucco repair is the first move on those walls. Left open, hairline cracks widen through freeze-thaw and let water reach the lath and the sheathing behind it.

Off-base housing along the Highway 83 and Northgate corridor is newer, mostly stucco with stone accents on the front elevation. Same exposure, same failure points: window corners, control joints, and the wall behind unflashed deck ledgers.
