At about 5,860 feet Sedalia sits well below the Palmer Divide towns to the south, but the wind coming down out of the Rampart Range through the Highway 67 corridor makes up for it. That wind drives rain into west walls and packs grit into wet paint. We schedule house painting around it rather than fighting it.

The old townsite has early 1900s frame houses with lap siding and porches. Out along West Plum Creek and up against the hogbacks there are ranch buildings and newer stucco and stone homes. Hard-coat stucco fails the same way everywhere, with diagonal cracks off window corners, split control joints, and a weep screed buried by regraded landscaping. Stucco repair means finding the water path, not just filling the crack.

West of Sedalia the ponderosa starts and does not stop until the Rampart Range, so a lot of properties out that way are wildland interface with big decks and exposed timber. Sun and snow tear those up. Deck restoration, deck painting, and elastomeric stucco painting at two coats are what those properties usually need.
