Florissant sits around 8,200 feet in Teller County, west of Divide on Highway 24, near the Florissant Fossil Beds National Monument. The valley floor is open grassland with scattered ponderosa, which means almost no wind break. Homes here take sun from every angle and wind from most of them. South and west walls are the ones that fail first, and they are the ones we look at first on a walk-around.

Housing runs to cabins, log homes, manufactured homes and site-built ranches on multi-acre parcels. A lot of it wears stain rather than paint, and a lot of that stain is years past due. Relative humidity out here often sits in the teens, so wood dries, shrinks and checks. Coatings go brittle and lose adhesion. This is wildland interface country. The 2002 Hayman Fire burned north and east of here, and ash and ember fallout from any regional fire lands on siding and decks.
