Coal Creek sits at roughly 5,610 feet in Fremont County, just north of Rockvale on the road between Florence and Cañon City. It is another surviving coal camp, and the core of town is still century-old frame cottages, some of them stuccoed over later, spread among mobile homes and newer stick-built houses on bigger lots. Old stucco on a wood-frame wall is the job we see most, and stucco repair on it is a different animal than patching a modern three-coat system.

The old coat is usually a thin scratch and brown over expanded metal or wood lath, with no weep screed at the bottom and no control joints anywhere. Water that gets in has nowhere to leave. We cut back to sound material, re-lath where the metal has rusted through, patch to match texture, then finish with stucco painting across the whole elevation so the repair does not read as a patch.

Elevation here means about 300 more feet of UV and colder nights than Cañon City, and the swing from a 70 degree afternoon to a hard freeze overnight is normal in spring and fall. That cycle is what splits coatings. We watch surface temperature and dew point instead of the forecast high, and we do not put a finish coat on a wall that will freeze before it sets.
